Tanner Trails Subdivision
For home buyers seeking larger, well-appointed homes for reasonable prices in North Aurora, the Tanner Trails subdivision should be high on the list. Located on the north side of Tanner Road just west of Deerpath Road in North Aurora, Tanner Trails features large homes in a variety of styles from the mid-$300,000's. Although the subdivision takes its name from the location - right off of Tanner Road - it also pays homage to William Tanner - a local hardware store owner and prominent resident of nearby Aurora in the early history of the community. Largely built out, there are currently few to no new home sites available in this community, although several homesites are available in the neighboring community of The Reserves at Tanner Trails. Constructed between 2003 and 2007, Tanner Trails was largely developed and built by Neumann Homes. The community was largely completed before Neumann Homes filed bankruptcy in October of 2007. Despite this, the homes of Tanner Trails are both beautiful and offer a great selection of styles and prices to home buyers seeking a place to live in North Aurora.
Home models in Tanner Trails range in size from right around 1800 square feet to over 3,000 square feet. Model names include the Jackson (a ranch), Bayview, Newbury, Fairmont, Riverton, Stratford, Washington and Jefferson among others. Association fees average $35 quarterly and are used to primarily maintain the area grounds. One primary feature of Tanner Trails subdivision is the large central park with play structure. When the community was designed, efforts were made to maintain the amount of parkland as well as open space among the homes. Lot size averages over 10,000 square feet and the homes are often set back from the road giving the community a more "estate home" feel. The next-door community of The Reserves at Tanner Trails shares the name and connecting roads with Tanner Trails, yet is considered a different community in terms of types of homes and price range. Tanner Trails is located close to local transportation, including I-88, Orchard Road, Randall Road, Route 47 and two local Metra stations. This community, like many other subdivisions in North Aurora feeds into the West Aurora School District 129.
